The new Roof Top Terrace model from Elite Cottages arrived last week, and was the 1st stop for many of customers this weekend when they came to tour our over 45 models in Rockwall.  Immediately customers began debating how they would use their new Roof Top Terrace.  Some people wanted to sunbathe.  Some said they could use the rooftop to be able to see and monitor their property.  Other customers wanted to create a rooftop garden.  Those that loved the night time sky dreamed of putting their telescope on the roof and enjoying star gazing.  Other customers just enjoyed the idea of having something new and unique.  There are so many practical ways to use the double porch!  Come see our new Roof Top Terrace model and begin dreaming of how YOU would enjoy your Roof Top!

Please do not delay in submitting your order.  Building and material costs are expected to skyrocket in the wake of the Hurricane Harvey disaster.  We are already receiving calls from our vendors and suppliers warning us of price increases.  Some of the manufacturers have already raised their prices, and all are expected to follow.  We will only be able to honor current pricing through the close of business on Labor Day.  At that point we will assess the situation with each supplier and adjust pricing accordingly. 
We are also expecting a major increase in our build times in the coming weeks as all of the FEMA orders and replacement houses go online.
We also expect our display models to sell very quickly.  So please don’t wait; we don’t want you to be disappointed.

What does it mean when we say our tiny homes and cabins are "Built Green"?

One of the biggest advantages of buying a tiny home or cabin from Recreational Resort Cottages and Cabins is the fact that we build our tiny homes Green.  But what exactly does it mean to "build Green"?  It basically means a lower carbon footprint.  Our tiny houses use less energy, produce less waste, and consume less resources.  And the materials we use to build the tiny houses are not only environmentally friendly, but they are better and safer for you and your family. That means a higher quality of life for the owners of our tiny homes.

Our RV park model cottages and cabins are certified "Green" by NTA,  a green certifier for recreational vehicles as well as the factory-built manufactured and modular industries.  When a tiny house is "certified green", the NTA green seal is certifying that the manufacturer has used the proper materials, processes, and components to build the recreational vehicle or tiny home "Green".  When certifying a home as being built Green, they look at six key things:

Resource Efficiency - the use of sustainable materials
Energy Efficiency - renewable and clean sources of energy
Indoor Environmental Quality - attention to indoor air quality
Water Efficiency - the smart use of water mainly through efficient appliances and fixtures
Operation & Maintenance - owners are able to use the green features to their maximum effect
Innovative Practices - new and creative practices to increase green design, capability, and performance

Specifically, some of the standard Green features of our tiny homes and cabins are:
Recycled axles
Moisture proof house wrap
I-beam manufactured from recycled steel
J M's formaldehyde-free fiberglass insulation
Water save toilets, tub, and shower diverters
Quick recovery water heaters
Low VOC paints, both interior and exterior
Acrylic caulks
PEX plumbing materials (recycled with no solvent connections)
OSB roof sheathing
Gypsum panels (recycled paper)
Energy efficient dual pane windows
Choose from fiberglass heat ducts or an Energy Efficient ductless a/c and heat system

Most of our RV park model cabins and cottages even come standard with radiant barrier in the roof, TREX composite porch decking, and a low flush toilet.

Many "green" options are also available in our custom tiny homes.  We have custom built many for off-the-grid living and can prep a tiny home for your solar power equipment, rain water collection systems, wind generator, etc.

Current Build Times as of November 23, 2016

We get questions daily about how long it takes to build a tiny house, modular home, or cabin.  The challenge with answering the question is that there are so many variables.  A house can't be placed online to build until payment is received in a cash transaction or down payment is received and all loan conditions are met in a financed transaction.  Clearing loan conditions is not always a fast process.  And the build time can drastically change overnight.  So if we give you today's build time and then it takes several weeks for you to secure an approval and clear your loan conditions, then the build time can be completely different once your home actually goes online.  The next variable is that of which manufacturing plant we're building from; they each have a different backlog. Materials can also affect the build time, as some manufacturers of the parts used in the creation of your home might have a backlog of their own.  The biggest variable, though, is engineering.  If your build requires any engineering, it will delay the process. The engineering departments have their own backlogs which are separate from production.  So we have to secure your loan approval and get your loan conditions met, then get you through engineering, and then we have the actual build time.  And it's impossible to know what the build time will be in the future; we just have to wait and see.

What we can tell you is the build time as of TODAY.  In a perfect world if you were to order a house today and pay in full with no special engineering, then the following build times would apply:
Elite Series = mid to end of January
Park Series = mid to end of February
Platinum Cottages = mid March (this backlog is building fast so we expect to be into April very soon)
Rustic River Cabins = mid to end of January
Creekside Cottages and Creekside Cabins = end of January
SkyPark Series = beginning of February
SkyRanch Cabins = end of January 
Lake Series - mid to end of January
Pine Mountain Cabins = end of February
Classic Series = mid to end of February
Chapparel Series - end of January or beginning of February
Dreamseeker Tiny Towable Series = April

For those that need a house right away, we have a limited number of display models in inventory that are available for sale.  We have a variety of sizes and styles, but once sold, they are gone.  And it takes us just as long to get a replacement as it does for you to get your new order offline. 

Unfortunately, the backlogs and build times are controlled by the market and the number of orders being placed at any given time.  They are out of our control as are price increases and interest rates. And there is no way for us to predict what the build time will be in the future.  It could be shorter.  It could be much longer. Individually, you must assess the risk and determine when you need to place to your order to get yours built at the right time.
